Terms and condition
Allotment: Interested buyers are welcome to submit an application form along with the first down/booking paymentto get an allotment.
Allotment Preference: Allotment will be made on first come first serve basis, Buyers willing to make one timepaymentwill be given preference. The possession of the apartment will be given only after full payment.
Payment: All payment should be made payable to Ifty Construction Pvt. Ltd.
Schedule of Payment: Installments of payment to be made on due dates. Any delay in payment up to two months will makethe buyer liable to pay an interest of 4% per month on the amount payment delayed. If the payment is delayed beyond twomonth,then the company shall have the right to cancel the allotment. In such an event the amount paid by the buyer will berefunded after deducting Earnest money/Down payment amounting 30% of total amount.
Company’s Right: The Company reserves the right to accept or reject an application for an allotment. The company maychange the design and specifications of the project for the over all interest of the buyers or due to unavoidable reasons.
Incidental Cost:Connection fees, security deposits and other incidental charges & costs relating to Gas,Water & Sewerage,Electricity connections are not included in the price of apartment.
Gas,Water & Sewerage Electricity:Connection charges and all other costs concerned will be borne by the apartment buyersamounting Tk.75,000.00(Taka Seventy Five Thousand) only for each apartment.
Transfer Cost: The buyer will bear all cost relating to registration including VAT charges (if any) and other charges asadmissible by the authority.
Owner’s Co-operative Society
The buyer must undertake to become a member of the owner’s management Society which will be formed by the buyers of theapartments and duly registered under the co-operative Society Act 1940 for the management of the common services such aslifts,security maintenance of the Bldg.etc.Each buyer shall deposit Tk. 20,000/-(Taka Twenty thousands) only towards thereserve fund of the Society before taking possession of the apartment.
Refund
For any reason beyond the control to the company including Natural disaster or economic depression,the company mayabandon the project and terminate the contract without any right of compensation by the alotted, In such an event the companyshall be bound to refund to the buyer all money including the deposit.
Bank Loan
Company will do that is possible to arrange from loan giving agencies but approval of loan shall depend on the bank and theallotted’s eligibility, allotted shall make all possible payment as per company’s payment schedule irrespective of bank loan.
