Structural and general engineering features
Building will be planned and designed by professional Architects and structural design Engineer.
For all service connections and disposals (sewerage, solid waste, etc.) British/American/BNBC building codes will be followed.
Structural design parameters will be based on American Concrete Institute (ACI) and American Standards of Testing Materials (ASTM) codes.
Sub-soil investigation and soil composition will be analyzed from laboratory.
Building will be comprised of reinforced cement concrete (R.C.C) foundation, column, beam and slab considering earthquake and wind effect with modern design concept. Comprehensive checking and testing of all steel reinforcement will be conducted by professional design and super-vising engineers.
All structural materials including steel (60 grade deformed bar will be used, cement (Scan/Cemex/Holcim/Fresh/Shah etc.), brick (1st class), brick chips from 1st class picket, Sylhet sand, etc. will be of highest available standard. For concrete works to give crushing strengths of 2500 psi to 3500 psi (cyl. test) at 28 days depending on concrete ratio & design.
Supervision
Direct supervision at every stage of construction will be conducted by experienced Engineers to ensure the highest quality workmanship. One or more Degree or Diploma Engineer(s) will be engaged for full time supervision.
Doors
Solid Decorative Main Entrance Door with impressive door lock, Check Viewer, calling bell switch, Attractive apartment no. etc.
Veneered Flush door Shutters with French Polished in internal rooms and Verandah locations. Internal door frame will be Mahagoni/Shill Koroi. Toilet Doors of durable PVC with matching color.
Windows
3″ section made Aluminum Sliding Windows, mohair lining and rainwater barrier In aluminum section as per Architectural Design of the Building. Safety Grills in all windows with matching enamel paint.
Walls and partitions
Internal and external wall of 5″ thick 1st class bricks. Wall surfaces of smooth finished plaster.

Ceramic Tiles in all rooms and verandahs (RAK/Fu-wang SUNPOWER/MlR/CBC/equivalent)
Plastic paint/distemper in all internal walls and distemper in ceiling of soft color. (Berger/Asian/Elite/Equivalent) French polish in doorframe & shutter.

Terms & Conditions
Application
All interested buyers will need to apply for allotment on the prescribed application form (supplied by the company) duly signed by the application along with the Earnest Money. Allotment will on first served basis. Buyers wishing to make one-time payment in full shall be given a special discount on the price of the apartment. Allotment of apartment will be confirmed only on receipt of the Earnest Money. The company reserves the right to accept or reject any application without assigning any reason.
Payment
The purchaser will make the payment as per payment schedule. All payments should be made by A/C payee cheque or bank draft or pay order or in cash in favor of Biswas Properties Payment from overseas in US Dollars will be calculated at the prevailing official conversion rate to Bangladeshi taka of the date of payment.
Signing of deed agreement
After confirmation of allotment, the buyers have to sign deed of agreement within 30 (thirty)days from the date or payment of earnest money.
Possession
The possession of the apartment will be handed over to the purchaser after completion of installments and others charges. Until and unless the dues will clear, possession of the apartment will not be handed over to the allotee.
HHL’s Right
The company reserves the right to make changes in both architectural and structural design of the project. Limited changes can be made in respect of overall interest of the complex.
Allotment transfer
Until making the full payment of installments and other charges, the buyer will not be transfer the allotment to the third party. Even to the buyer’s wife/husband or children without the written approval of the company.
Transfer and registration cost
The company will register a deed of sale in favor of the buyer after receiving the price in full. The buyer shall bear all costs relating to registry like stamp papers and all taxes (such as Transfer Fees, Stamp Duty, Gain Tax, Registration Fees)etc.
Incidental cost
Utility charges, connection charges/expenses relating to gas, water, sewerage and electric connection etc are not included with the price of apartments. The purchaser will pay all this payment to the company. ln the event of natural calamity, civil war, strike or any act of God beyond the control of the company, then the company shall not be liable for any result, delaying or abandoning the project.
Owner’s association
Maintenance of all common services and facilities after completion of the project will be done by respective owner’s co-operative society, which will be formed in due time. Before taking possession of space each apartment owner will deposit Tk. 25.000/-only to the company for the reserve fund to the society.
